What if I owe back taxes on the land?
We buy tax-delinquent land all the time. We factor the payoff into our offer and handle the county directly at closing.
The title has issues. Is that a deal-breaker?
Usually not. Clouded titles, missing heirs, old judgments — our title partners resolve these regularly. We'll tell you upfront if something looks unfixable, but that's rare.
I inherited land in another state. Can you still buy it?
Absolutely — a large share of our deals are out-of-state inheritances. Everything can be handled remotely with electronic documents and a mobile notary if needed.
How fast can you actually close?
Most of our closings fund within 7-14 days of a signed agreement. If you need more time — for probate, heir coordination, or just life — that's fine too. You set the pace.
Do I need a real estate agent?
Nope — that's the point. You sell straight to us, so there's nobody taking a cut. Land agents charge 6-10% when they bother with land at all; with us that money stays yours.
There's junk and overgrowth on the land. Do I need to clean it up?
Please don't — save your weekends. We buy it exactly as it sits: brush, junk, old sheds, everything.
My parcel is landlocked with no road access. Will you still buy it?
Yes — landlocked parcels are one of our specialties. Access issues affect the price, but they don't kill the deal.
What kinds of land do you buy?
Vacant residential lots, rural acreage, farmland, timber tracts, desert and mountain parcels, infill city lots, inherited parcels, and tax-delinquent land — in all 50 states.
I don't have a survey. Is that a problem?
Nope. We work from county records and our own research. If closing requires a survey, that's our cost, not yours.
Do you buy mineral rights too?
We typically buy surface rights; mineral rights depend on the state and situation. Tell us what you own and we'll be straight about what we can include.
Are there any fees or commissions?
Zero. No commission, no closing costs, nothing skimmed off the top. Your offer is your payout, minus only things like back-tax payoffs that we'll list out clearly.
Do you buy partial ownership interests?
On a case-by-case basis, depending on the other owners and the situation. Send us the details and we'll give you an honest yes or no.
Several family members inherited the land together. Can you still buy it?
Yes, though all owners (or their authorized representatives) will need to sign. We've coordinated many multi-heir closings and can walk everyone through it.
